How to prepare an apartment for the arrival of a buyer

Rooms:

• Put everything you can in cupboards and drawers:
• Absolutely all the clothes.
• All children’s toys, bottles, nipples, etc.
• All bed linen, blankets, pillows
• Make all the beds
• The room should have only furniture and curtains on the windows. Even the cheapest curtains will add comfort and attractiveness to the apartment.
• Arrange all the furniture in the corners and arrange it in such a way as to create a feeling of spaciousness.
• Ideally, the apartment should be empty, then it is just clearly visible.

Kitchen

• Remove absolutely all the dishes.
• Remove all towels, rags, sponges, gloves, detergents.
• Wash the stove, sink and wipe the tables.
• Wipe the sink dry.
• Slide the chairs and stools under the table so that they do not take up space.

Bathroom

• Thoroughly wash the toilet bowl using chlorine-containing products or special products.
• Wash the tub and washbasin.
• Remove everything from the surfaces as well as from the bathtub and hide everything in the bedside table – shampoos, washcloths, toothbrushes and even towels.
• Thoroughly wipe all surfaces, as well as the bathtub and washbasin with a dry cloth. Ventilate the room.
• When entering the bath, no odors should be felt, including moisture and mustiness.

Balcony

• There must be order here. No junk.
• If the balcony is very large, there may be a place to relax, but if it is an ordinary standard balcony, everything must be removed from it.
• If you have to store strollers, boxes and other necessary utensils there, fold it all compactly and cover it with a light cloth.

Lighting

• There should be good lighting in the entire apartment (both in the kitchen and in the bathroom).
• If the apartment is dark or the display is performed at night, powerful lamps are needed (they can be screwed in just before the arrival of the buyer)
• The entrance to the apartment should be well lit. The buyer should not have the feeling that he is entering a cave.

Smells

• There should be no odors in the apartment. This applies to the smells of food and perfumes. Only fresh air.
• To do this, the apartment must be thoroughly ventilated. The garbage must be thrown away or at least tightly close the garbage bag.
• If there are smokers in the house, it is necessary to throw away all cigarette butts and wash the ashtrays.
• Odors can be removed with the help of citrus crusts spread over radiators, baking soda or products containing chlorine (they should not be abused)
• At the same time, there are smells that form positive emotions – the smell of bread and the smell of coffee.
• You can make coffee and walk around the apartment with it.

Sounds and noise

• Turn off all sounds – TV, computer, gaming devices.
• If possible, close the windows if you can hear the noise of passing cars or working equipment from them (This does not apply to non-air-conditioned rooms in the summer heat)

View from the windows

• It is good if you can see the sea, green spaces from the windows or beautiful open spaces open to the eye. In this case, leave the curtains open.
• If the view from the windows is not pleasing to the eye – the Windows overlook the wall, the construction site, etc., it is better to keep the curtains closed.

Family member

It is better if by the time the buyers arrive, all family members, except those who will show the apartment, go out for a walk. If this is not possible, let them sit on sofas or chairs without interfering with the passage. It is not necessary to allow the household to walk around the apartment during the buyer’s visit. This creates a feeling of crowd and discomfort.
