Since 2016, laws have been adopted in Turkey establishing new rules for landlords, according to which, in order to rent an apartment for a short period of time, it is necessary to obtain a license to engage in this type of activity in Belediye (administration).
What to do?
To do this, you need to create a legal entity, register with the Chamber of Commerce and tax authorities. The building in which such housing is located must have a Geneliskan (a document that is issued by the state after the house is put into operation). There should be at least 30 fixed beds (meaning beds, not folding sofas). After obtaining a license, you need to register with the police station (karakol). After registration, you will receive a personal password to log in to the system, where you will have to register all guests, regardless of their age.
Penalties for violations:
For violation of these rules, committed for the first time, a fine of 10,000 liras is imposed, which today amounts to approximately 2,800 US dollars. In case of repeated violation, the amount of the fine is much higher. Among other things, the property is being sealed. In the case of a third violation, the owner of the property faces criminal prosecution and imprisonment.
If the license is issued properly, but the rules of registration of guests are violated, the owner of the property is issued a large fine – about $ 1,500 for each tenant. In this case, the owner of the property may be deprived of a license.
